Transparency Regarding the Rent
You might notice the rent is higher than average. This is due to the high quality of living and the current economic situation:
Rising Interest Rates: Financing costs increased significantly due to mortgage rates rising from 2.25% in 2015 to around 3.8%-4.3% recently (and one mortgage rate is around 6.7%).
Massive Investments: Since 2013, over €120, 000 has been invested to keep the house in top condition (new roof, new heating, new bathrooms, and in 2025 alone: new windows and doors).
Future Energy Standards: To comply with EU green energy laws (reaching Class C by 2033), reserves must be built for upcoming renovations estimated at €50k-200k.
